Billing Services

There is usually no cost to the property management since our billing fee is added to the utility bill for each tenant. Along with the sub-metered utilities we can also bill for fixed expenses such as rent, cable, garbage, etc.  The sewer costs can be added to the water bill as well.

 

Each billing cycle we access the system remotely and collect the meter readings.  For some smaller buildings the owner reads the meters themself then provides us with the data.  We then take the meter readings and generate the bills that are, in turn, sent to the tenants.  Owners remit payment to the property management. Someone in property management needs to be responsible for keeping us informed of the property's utility costs and move in/ move out dates, billing addresses, etc.  

 

If preferred, the property management may do the billing themselves by purchasing the remote access software.

Hot Water Allocation

Utility usage based upon the usage reading from a sub-meter. A sub-meter measures various utility usages such as gas, electricity or water for an individual tenant’s unit.

Ratio Utility Billing Systems:
Utility usage based on any methodology by which the cost of a master metered or other un-metered utility service provided to tenants and common areas of a multi-unit building is apportioned to tenants through the use of a formula that estimates the utility usage of each unit in the building based on the number of occupants in a unit, number of bedrooms in a unit, square footage of a unit, or any similar criteria. Formula should be clearly stated.

A percentage based utility or charge is an amount divided equally among all of the units at a property and converted into a percentage. The garbage utility often uses this method.

A water meter is placed in each unit and the meter will measure the hot water that the tenant consumes.  The cold water usage is then calculated in proportion to the amount of hot water used.  The total water consumed by the tenant is the sum of the hot water usage and the calculated cold water.  The formula for the amount of cold water usage based on metered hot water usage shall be clearly stated.
